A total of 20 listings went pending this week, dropping inventory back down a bit.  While price per square foot numbers continue their downward trend from last week, our sale price to list price ratio remains high (113.8% this week), and our average DOM remain very low (10), indicating that the market is still tilted heavily in favor of sellers (homes are selling for well over asking price in hardly any time on the market).  The biggest sale this week was a 4bd/3ba, 2,790 S/F home on Upland Road at the base of Emerald Hills that sold for $1,950,000.  Only two of the ten closed sales this week were under a million, and both were above $900,000.
