Not surpringly, only a handful of new listings hit the market this past week. One of the four homes listed for sale is described through MLS as "soon to be built", so only three turnkey ready homes were actually listed for sale. With the 4th of July falling on a Saturday this year, most agents likely held off on listing due to concerns that the holiday would disrupt their open house traffic too much (a safe bet). I would expect to see jump in the number of new listings this coming week, as homes that were held off the market last week are listed for sale. Aside from the small number of new listings, activity has been mostly consistent with what we have become used to the past several months. Sales closed at a sales to list ratio of almost 120%, which is pretty spectaucular but not all that alarming in a sample size of just 11. Price per square foot numbers remain robust, sitting in the mid-800 range.
