As expected, not a whole lot of business took place during the holiday week. Only 4 sales went pending, and 5 purchases closed. The 4 sales that did close last week, did so at pretty impressive price/square foot numbers. A 2 bed/2 bath 1,410 S/F house on Hudson closed at $1,500,000 ($1,063/SF). At one point in time, price per square foot numbers above $1,000 in Redwood City were fairly rare, but lately it has become more or less routine in the Mt. Carmel neighborhood where we have even seen sales break the $1,200 mark.
I would expect a slight jump in inventory this week, as people who witheld their listings because of the holiday decide to hit the market.
